There are multiple types of foundation options for your new home. Below are foundation options for both modular and manufactured homes.

Basement

Basements are a great foundation option for modular homes to add additional square footage and living space to your home. Your basement would be waterproofed with poured or block 9 foot walls and a concrete floor. Multiple basement options are available.

Crawlspace
Modular and Manufactured
Permanent
Crawl Spaces can be block or poured walls. Crawl spaces are typically 4 feet deep with plastic and gravel on the floor of the foundation, concrete floor is also an option.

Concrete Slab with Block Wall
Manufactured Only
Permanent
The concrete slab is 6 inches thick and is placed on 2-3 inches of gravel. Before the foundation is poured excavating and prep work is done to the site. With a concrete pad you can have regular skirting or block.

Concrete Runners
Manufactured Only
Non-Permanent
Concrete runners are similar to concrete piers in the depth and process. The only difference is that concrete piers are cylinder post and are placed strategically under the home, where concrete runners run the whole length of the home.

Concrete Piers
Manufactured Only
Non-Permanent
Concrete piers are 2 feet wide by a minimum of 20 inches deep. There is plastic and gravel then placed under the area of the home and the home will then be secured to the piers.

Limestone Gravel with ABS Pads
Manufactured Only
Non-Permanent
Gravel pad with black ABS pads is the cheapest foundation option for manufactured homes. Your land would be leveled before the plastic and gravel is laid. The black ABS then ad support for the cinder block to rest on.
